Foster City
Foster City’s namesake is due to T. Jack Foster, a real estate magnate who owned much of the land comprising the city and who was instrumental in the intitial design. The land originally was Brewer’s Island and was developed over a twenty year period, and previously was the site of dairy farms and the Leslie Salt Company. Foster City is the proud home of Visa International, The Picture People, and the Dummies book series.
In 2008, Foster City was named by Money Magazine as one of the country’s best places to live.

Raziel's Commentary
Last February, Foster City posted an average sale price of $2.94 million and a median of $3.13 million, posting a staggering 50% year-over-year gain in property value. After that, prices fell to the mid-$2 millions, finishing the year at an average of $2.41 million (an increase of 6%, year-over-year) and a median of $2.32 million (also up 6% from 2021). However, in a story similar to every other San Mateo County city, Foster City real estate closed out 2022 showing significant declines in average and median sale prices. From October to December, the average and median home in Foster City sold for between $1.9 and $2 million, an average of 18% less than homes sold in October to December, 2021. So far in 2023, prices have held at that level.

Fifteen percent of Foster City buyers paid between $3 and $4 million for their home in 2022, almost three times as many as did in 2021. Buyers spending between $2.5 and $3 million also increased their market share (though not as dramatically), from 21.9% in 2021 to 25.8% in 2022, and while the bulk of Foster City buyers still spent between $2 and $2.5 million (38.7%), that market segment lost 5% of its share in 2022, and the entry-level (between $1 and $2 million), lost more than a quarter of its share, falling from 28.1% of the market to 20.4%.

As a mid-level market, Foster City has traditionally posted strong sale price-to-list price ratios, and in 2021, buyers paid an average of 114.3% of asking price. Overall, that figure softened in 2022, despite showing gains in three of the year’s first four months. For the year, buyers paid 108.1% of asking price for Foster City real estate, but closer to 100% during 2022’s second half. In fact, Foster City’s sale price to list price ratio fell below 100% four times between July and December, 2022, never getting higher than September’s 102.4% and bottoming out at 93.8% in November.
