Carmel Village

Carmel Village is a bayfront neighborhood with a twist on the Foster City dream of its outdoor opportunities

Built concurrently with any Vista, Foster City’s third subdivision is another bayfront neighborhood with a mix of single-family homes and newer condominiums, townhouses and apartments. The Multiple Listing Service called Carmel Village, after a townhouse complex located within its borders. It’s notable for its multiple parks, its two shopping centers, the continuing path of the Bay Trail and Bowditch Middle School, Foster City’s only public middle school serving grades 6-8.

It’s easy to tell where Bay Vista ends and Carmel Village begins; it’s where the street names change from birds (Gull, Eagle) to fish (Tarpon, Albacore). Carmel Village begins, then, at Marlin Avenue, where you will find, in addition to a number of large (2,000 square feet and above) late 1960s homes, the Beach Park Plaza Center, at the corner of Marlin and Beach Park Boulevard, one of the district’s two shopping and dining centers.

The other shopping center, Marlin Cove, is at Foster City Boulevard, Carmel Village’s southern border. Completed in the early 2000s, Marlin Cove is also the home of a large apartment complex.

Homes in Carmel Village are similar to that of other Foster City neighborhoods, a collection of single and two-story homes built in the 1960s, ranging in size from three to five bedrooms and in great demand to buyers. In fact, the most recent sales in this neighborhood show homes prices ranging from $1.2 to $2.3 million, with over a third coming in at or above the $2 million mark. The neighborhood includes several waterfront properties, including bay-facing homes on Beach Park Boulevard (none on the Bay side of the street, however), homes on Dolphin and Sailfish Isles and canalfront properties on Flying Fish and Bowfin Streets. Carmel Village homes for sale include two- and three-bedroom condominiums and townhomes which can sell for under $1 million but can also range up to $1.5 million. These homes are newer, some built in the 1970s and some in the 1980s.

Boasting Shad Park, waterfront Marling Park, Sunfish Park and open green space on Pompano Circle, plus a stretch of the 500-mile waterfront Bay Trail and the requisite (non-gas-powered) boat-friendly Foster City canals, Carmel Village’s twist on the Foster City dream is its outdoor opportunities, which complements its “standard” Foster City perks.
