No Inventory

After seven straight months of multiple sales per month in May 2011-November 2012 things have quieted down in the the Burlingables neighborhood of Burlingame.  There have been only two homes sold in 2012, both in March. Oddly, 2011 began the same way, with two homes sold in March, and no sales in January, February or April.

Recent sales activity has bee dampened by the fact that there has not been many homes listed, however of the ones that sold, they sold for significantly over the asking price. A home on Marin was listed for $899,000 and sold for $1.1 million, a very high number for a 2 bedroom home. There have been only two listings in 2012, and they sold in an average of 12 days.

Burlingables is sometimes referred to as Oak Grover Manor. Homes in Burlingables regularly sell for at least $650-$675 per square feet, $50 more than the city of Burlingame average. However, median and average selling values are lower than the overall Burlingame average because the homes in the neighborhood are often smaller.
