I get the same question from buyers over and over. How big are the lots in this neighborhood? Is it rare to find something oversized? Where should I even be looking?
For years my answer was to run an MLS search on request. That works, but it's slow, and it only answers the one question you asked. So I pulled the full picture instead. Lot size distribution across 15 San Mateo neighborhoods: Aragon, Baywood Knolls, Baywood Park, Baywood Parrot Park, Beresford Manor, Foothill Terrace, Highlands, Hillsdale, Homestead Husing, Laurel, San Mateo Knolls, San Mateo Park, San Mateo Terrace, San Mateo Woods, and Westwood Knolls.
Here's what jumped out. If you want a lot over 8,000 square feet, Aragon is not the place to look. Only 9 of its 442 homes clear that mark. That's 2%. Homestead Husing is nearly as tight, 7 out of 355. So if you're in Aragon and you've got a big lot, you're sitting on something genuinely uncommon.
Flip it around and San Mateo Park, Highlands, and Baywood Park are where the bigger lots actually live, 497, 475, and 357 homes over 8,000 square feet respectively. If space is the priority, that's where I'd start looking.
