Sales activity was way down in the Burlingame neighborhood of Burlingame Terrace in 2011. However, the decline from 21 homes sold in 2010 to 9 homes sold in 2011 was due more to available inventory than buyer demand. There just were not a lot of homes on the market. By the end of 2011, there were no homes for sale.

Another sign that demand is strong in Burlingame Terrace is from the January 2012 data. Two homes sold in January. Usually you can not tell much from two homes sold, but these two happened to sell in an average of 6 days! This suggests there was buyer demand on the sideline. The question remains how much additional demand is out there. We will continue tracking.

Inventory remains very constrained in Burlingame Terrace. At the end of January 2012, there was only one single family homes for sale. On average, there has been just under three homes for sale at the end of each month over the past 12 months.
