Burlingame

Mills Estates

Mills Estates is a more “modern” neighborhood than most in Burlingame. The homes are generally 50-60 years old, and many of them are either one level ranch style homes or two-story tract-style homes. There’s also a small contingent of Eichler homes, which were designed in the 1960s by renowned modernist developer Joseph Eichler and are known for their stylish indoor atriums and open floor plans.

It’s been a challenging couple of years for the real estate market in Mills Estates, the neighborhood of mid-century homes located on the hillside border between Burlingame and Millbrae.  After seeing its home values fall by 11% in 2022 to 2023, Mills Estates real estate stabilized, value-wise, but activity fell off significantly, from 22 sales (in 2022) to 21 sales (2023) to only 13 sales in 2024.  Reading more closely, this could be simply the result of less inventory, as Mills’ average DOM dropped from 31 to 23 and its average sale-to-list price ratio gained six points to 105.4%. Still, both of those figures don’t approach data recorded in 2022 and Mills Estates’ average price-per-square foot, $1,318, is $83 lower than the $1,401 recorded in 2022 and in the bottom third of Burlingame real estate.

Schools & History

Schools

The elementary school for the neighborhood is Franklin Elementary, which is just down the hill on Trousdale.

There is one public middle school, Burlingame Intermediate School, which is located in the Ray Park neighborhood. It’s a 5 minute drive at the most from anywhere in Mills Estates.

There is one public high school, Burlingame High, which is a 10-12 minute drive across town.

History

As late as 1954, the 42-room Mills Mansion built in the 1860s still stood proud near the present location of Mills High School. Although parts of the original 1,500-acre Mills estate had been developed earlier (Burlingame Village and Ray Park, for example) several hundred acres still surrounded the home. After the newly formed City of Millbrae and the City of Burlingame ended an eight-year legal battle regarding title to the mansion and its remaining property, the mansion was destroyed and the land was subdivided. In its place, new homes were built to provide for the Peninsula’s growing post-WWII population. Today many homes in Mills Estate enjoy great views of the Bay and easy access to I-280. The area includes numerous Eichler homes, known for their large windows, open atriums and mid-century design that reflected the fabled California lifestyle.
