The city has a community feel that's often compared to Burlingame. Beyond the friendly atmosphere, San Carlos stands out for a few key reasons:

Howard Park: Market Speed, Style, and Value

Howard Park is situated north of Briton, west of El Camino, east of Alameda de las Pulgas, and south of San Carlos Avenue. It is a mostly flat neighborhood just blocks from Burton Park and the Laurel Street downtown.

White Oaks is just south of Howard Park (south of Briton and north of Redwood City, with Eaton being the southernmost street) and is also known as El Sereno Corte.

    • 2025 Average/Median Price: $2,640,000 / $2.5 million

    • A two-bedroom home is typically around $2 million.

    • A three-bedroom starts in the low-to-mid $2 millions and goes up toward $3 million.

    • A four-bedroom starts around the high $2 millions/low $3 millions.

  • Eaton Street: Homes on the south side of Eaton are situated on a creek, meaning that buyers in those specific areas may be required to have flood insurance.

San Carlos Community Highlights

  • Parks and Recreation: The city is known for its green spaces, including Burton Park (basketball, tennis, bocce courts, host to music and movie nights) and others like Arguello Park, Highlands Park Field, Eaton Park, and Hillcrest Park.

    • Elementary: Arundel, Heather, White Oaks, Arroyo, and Mariposa.

    • Middle: Central Middle School and Tierra Linda.
