Not a Lot of Recent Activity
As expected with a small area like the Tobin Clark Estate neighborhood of Hillsborough there has not been a lot of recent sales activity (to view the Tobin Clark Estate area on a Hillsborough map, click here). In the first three months of 2012 there have been two homes sold. In the past 12 months combined, nine homes have sold. At the end of March 2012, there was an inventory of five homes for sale.Tobin Clark Estates is named after Richard Tobin who was part of a prominent family that came to the area during the Gold Rush. He lived for some time in a country estate at 360 Poett Road, designed by Lewis Parsons Hobart, who was the architect that implemented the design of Grace Cathedral atop Nob Hill.
Median and average prices in the neighborhood are well over $3 million, making it one of the most expensive areas in the nation. High selling values are due to average price per square feet that are often in the $500-$650 range along with massive homes. The average home sold over the past few years has been 5,300 square feet, about 1,500 square feet larger than the average for the rest of Hillsborough. In all of San Mateo County, the average home sold is about 2,000 square feet. For comparison, a regulation tennis court, including the doubles alleys is about 2,800 square feet.
