Burlingame
Downtown Burlingame
There are a few single family cottages that still remain from the days before the area was rezoned and developers bought out homeowners and created the several story apartment and condominium complexes that stand today. Most of the buildings are 30-40 years old, though there are a couple buildings built in the last 10 years with beautiful luxury condos that can sell for as much as $2 million. There’s also a couple newer buildings along the El Camino Corridor, where it’s possible to get an approximately 2 bedroom condo for somewhere between $1 and $1.5 million.

Favorable
The location is impeccable - walking distance from Burlingame Avenue's shopping, restaurants, and Caltrain
A relatively affordable price point that comes with excellent Burlingame schools
Adverse
Most of the buildings are a little older than other condo buildings on the peninsula, but the value is in the location
Burlingame is one of the few areas that has maintained its gracious charm and timeless elegance over the decades. A favorite among families, Burlingame’s two main shopping areas, Burlingame Avenue and Broadway, attract a wide variety of shoppers discovering its boutiques, restaurants, dessert places, and clothing stores. Home to fresh farmer’s markets every Sunday morning in the summer and fall, jazz concerts in Washington Park, and a yearly Art in the Park fair, Burlingame is a wonderful place to start a family or retire later in life, and is well equipped for both!
Its tree lined streets offer an abundance of architecture and style of homes, from quaint two bedroom bungalows to thoughtfully designed four and five bedrooms.

Burlingame shares a common history with neighbors San Mateo, Millbrae and Hillsborough, but only up to a point. Like the surrounding communities, Burlingame was once the site of native Costanoan villages and then part of a Mexican land grant (Rancho Buri Buri to the north and Rancho San Mateo to the south). Burlingame’s history diverges from that of nearby Peninsula cities in the late 1800s, when Francis Newlands, son-in-law of landowner and Nevada Senator William Sharon, came up with a plan to turn this stretch of real estate into a playground for San Francisco’s wealthiest residents.
Note from seller
I still remember the moment my real estate agent called to say I’d gotten my first home at 550 El Camino Real, Unit 32. It feels like it just happened yesterday, even though it was over ten years ago! I had been eyeing this building for a while, trying to snag a unit every time one popped up. The location—right in the heart of Burlingame, with everything I could possibly need just a short walk away—and the fact that the building only has 12 units, giving it a sense of intimacy and community, made it the perfect fit. After a few tries, when I finally got the unit, I truly felt that it was meant to be.
Living here for over a decade, I can honestly say this place has been amazing. Sure, it has all the great features, like the practical floor plan, plenty of natural light (plus new fixtures for even more brightness), and upgraded kitchen appliances, which you’ve likely read about or experienced during your visit. But beyond the physical upgrades, this place is filled with memories I’ll always cherish. I’ve gotten to know all my building neighbors by name—even some dog-loving residents in nearby buildings and the postman, who all warmly welcomed me and my dog, Panda. (Some of them even carried dog treats in their back pockets—without owning a dog!) I’ll never forget the time I watched a house finch build its nest on my balcony and raise its babies—a rare sight for a former city boy like me. One of my most treasured memories was when my 97-year-old grandmother visited from Thailand in the fall. She loved strolling through the serene neighborhood, taking in the autumn leaves, and enjoying the view of the treetops from my windows—a view she could appreciate from every room in the unit, since it’s one of the few in the building with no obstructions.
As I move on to the next phase of my life and career, where I need to relocate closer to work, and Panda is reaching his golden years, I look back with gratitude at how this condo has been the foundation for so many positive chapters. It’s given me everything I hoped for and much more than I ever expected. Now, as I prepare to pass it on, I’m hoping to find a new owner who will care for and appreciate this space as much as I have. I’m confident that, just as it’s been a home for me, it will offer the same warmth, comfort, and joy to its next owners.
