Despite some predictably negative numbers (average and median home values down 6% and 7%, respectively), Burlingame Park outperformed many of its neighbors in 2022. Average price per square foot increased 16%, to $1,580, and total sales fell only by one, to 17, after increasing by 42% in 2020 to 2021. What may be more notable for this market’s future is how its range of sold properties changed from 2021 to 2022. Over half of Burlingame Park sales closed escrow for more than $4 million in 2021, whereas this year only five of 17 sales reached that level. Of those five, though, four were for $5 million-plus, led by a $6.5 million sale that closed escrow in late September, several months into 2022’s changed market.

Like the surrounding communities, Burlingame was once the site of native Costanoan villages and then part of a Mexican land grant (Rancho Buri Buri to the north and Rancho San Mateo to the south). Burlingame’s history diverges from that of nearby Peninsula cities in the late 1800s, when Francis Newlands, son-in-law of landowner and Nevada Senator William Sharon, came up with a plan to turn this stretch of real estate into a playground for San Francisco’s wealthiest residents.
