Village Park forms the heart of the neighborhood, with a large open grassy field, full-court basketball, and even a preschool. This neighborhood is served by Lincoln Elementary School just across El Camino on the west side. Of all the areas in Burlingame, you are most likely to smell Guittard Chocolate’s chocolate in the air here.
Average prices last year rose 6.9% to $2.614 million, while the median climbed 15.3% to $2.603 million. The neighborhood posted the most competitive market in all of Burlingame, with a remarkable 115.5% sale-to-list ratio — meaning homes sold an average of 15.5% above asking price. Homes also sold extraordinarily quickly at just 6.5 days on market, down from 11.7 days in 2024 and the second-fastest pace in the city. Price per square foot rose 2.5% to $1,648, the second-highest in Burlingame. The combination of minimal inventory, lightning-fast sales, and the city's highest over-asking premiums demonstrates that Burlingame Village, despite (or perhaps because of) its small size and limited availability, generates intense competition among buyers seeking these northern Burlingame properties.

Schools & History
Schools
The elementary school for the neighborhood is Lincoln Elementary, which is just across El Camino Drive. It’s about a 3-4 minute ride depending on where you are in the neighborhood.
There is one public middle school, Burlingame Intermediate School, which is located in the Ray Park neighborhood. It’s a 5 minute drive from Burlingame Village.
There is one public high school, Burlingame High, which is southeast of the neighborhood at Oak Grove and Carolan. It’s a 5-7 minute drive.
History
Burlingame Village is one of two neighborhoods (the other is Ray Park) that were developed during and immediately after World War II on the former Darius Ogden Mills Estate. After representatives of the Mills Estate sold their private airstrip to the city of San Francisco, The Village became home to many persons employed at the rapidly expanding San Francisco airport. The area was originally called “Village Park” because the developers hoped the layout, with its winding curvy streets and cul-de-sacs, would invoke a park-like atmosphere. In keeping with the park-like ambience, The Village has only two thoroughfares that enter onto El Camino Real. This neighborhood also includes North Burlingame’s first park, a neighborhood gem that is aptly named “Village Park”.
