About the Ray Park Neighborhood
Ray Park real estate grew across the board in 2021, posting double-digit increases in sales, average and median price and price per square foot. Average DOM fell by 11% to 13, and sale price to list price ratio topped out at 110.9%, highest in all of Burlingame. For the year, homes sold for an average of $2.741 million with a median of $2.66 million. For this neighborhood, which has evolved over time to become a good Easton Addition alternative for buyers looking west of El Camino Real, 2021 was the year its market all but abandoned the sub-$2 million range, which comprised 43% of its transactions in 2020. This year, only one home sold for under $2 million. Instead, 63% of its transactions came in between $2 and $3 million and 32% at $3 million and above.

The elementary school for the neighborhood is Franklin Elementary, which is walkable from throughout the neighborhood.
There is one public middle school in Burlingame, Burlingame Intermediate School, which is located in the northern part of the neighborhood directly next to Franklin Elementary.
There is one public high school, Burlingame High, which is a 10 minute drive across town.
Ray Park is one of two neighborhoods (the other is Burlingame Village) that were developed during and immediately after World War II on the former Darius Ogden Mills Estate. The wealthy San Francisco industrialist Milton S. Ray developed Ray Park and gave the area his name. An avid ornithologist as well as an avid history buff, Mr. Ray named the streets in his development after explorers: Coronado, Marco Polo, and Quesada. Today, a clipper ship marks the entrance to Ray Drive at El Camino Real. Perhaps, the ship is a nod to the Bay Area company that Mr. Ray’s father founded in 1872: The Ray Burner Co. manufactured oil burners for ships. The area is within walking distance to the shops in Burlingame Plaza, the new Mills-Peninsula Hospital and the city’s one public intermediate school.
Ray Park is a picturesque rolling neighborhood located in North Burlingame. Most of the homes are one level ranch-style homes with a great deal of curb appeal, and are “newer” than homes in most other historic neighborhoods in Burlingame. Ray Park is walking distance to both top-rated Lincoln Elementary and Franklin Elementary Schools, as well as Burlingame’s only public middle school, Burlingame Intermediate School. The neighborhood is just minutes away from the southernmost BART stop (about a half hour direct to downtown San Francisco), the Millbrae exit at 101, and just down the hill from the 280 corridor, making it a convenient jumping off point for those who commute to Silicon Valley. It is also very close to the shopping center on the corner of Trousdale and El Camino which is home to Lunardi Foods, and the brand new Mills Peninsula Hospital just across the street, which opened in 2011.
