Ryan Tract real estate includes some of Hillsborough’s most notable homes, along with some that could be characterized as “middle-market” (for Hillsborough). The neighborhood includes historic estates like Newhall Manor, one of the original “Burlingame Cottages,” built adjacent to the Burlingame Country Club in 1897, and offers a bonus -- proximity to Burlingame Avenue’s lively downtown neighborhood.
Turnover here is rare. Between five and 10 Ryan Tract properties sell each year, including post World War II homes built when land from the original estates was sold off and subdivided. Ryan Tract homes for sale include mid-century moderns, 1950s California ranchers, Tudors, Spanish-style villas and neo-traditional homes from the 1970s and 1980s. They sell for between $3.5 and $5.5 million and usually have more than 4,000 square feet of living space. Buyers should hesitate before thinking Ryan Tract is home to Hillsborough “bargains.” While the neighborhood's median price fell sharply, to “only” $4.61 million in 2017, its average price per square-foot ($1,525) was the highest in town. Note also that Ryan Tract averages and medians can be misleading, as the neighborhood’s small sample sizes can skew easily.
Not incidentally, the Hillsborough Town Hall, Police Department, and Central County Fire Department (a collaboration with Burlingame) is in Ryan Tract, at 1600 Floribunda Avenue at El Camino, a logical location. Where else should official Hillsborough business happen than in this convenient, elegant neighborhood?
