Ryan Tract is a small community located north of the Burlingame Country Club and within walking distance of Burlingame Avenue. Only a handful of properties change hands here each year — four in 2020, which doubled the amount sold in 2019. Ryan Tract real estate sold for an average of $6.7 million last year, third-highest in Lower Hillsborough (and in Hillsborough as a whole). That this figure was 29% lower than 2019’s $9.45 million average is largely irrelevant for purposes of gauging the local market. If you look back a few more years you’ll find that the average prices in Ryan Tract have fluctuated from $4.99 million (2017) to $5.61 million (2018) $9.45 million (2019) and then back to 2020’s $6.7 million. During that time, 15 homes have sold in Ryan Tract. Nor can you learn much from Ryan Tract’s 77 average DOM (up 121% from 2019). If you remove one home that took 248 days to sell, the neighborhood’s average DOM falls to 20, 42% lower than 2019.
Not incidentally, the Hillsborough Town Hall, Police Department, and Central County Fire Department (a collaboration with Burlingame) is in Ryan Tract, at 1600 Floribunda Avenue at El Camino, a logical location. Where else should official Hillsborough business happen than in this convenient, elegant neighborhood?
