Many of my colleagues would concur that the Ryan Tract is “lower Hillsborough’s most desirable location.” Ryan Tract is Hillsborough’s past and present come to life. Home to many of the town’s grand original estates, the neighborhood continues to be a destination for those seeking convenience (Ryan Tract is the Hillsborough neighborhood closest to Burlingame Avenue shopping and dining, the Burlingame Caltrain station and El Camino Real) and opulence.

Not incidentally, the Hillsborough Town Hall, Police Department, and Central County Fire Department (a collaboration with Burlingame) is in Ryan Tract, at 1600 Floribunda Avenue at El Camino, a logical location. Where else should official Hillsborough business happen than in this convenient, elegant neighborhood?

Despite its very limited market (three total sales in 2024, one in 2023, six in 2022), Ryan Tract continued its upward trend among Hillsborough Neighborhoods in 2024. Ryan’s average sale price of $9.45 million was the second-highest in Hillsborough last year, trailing only Brewer.  Unlike Brewer, Ryan Tract’s three sales didn’t include any outliers; the homes sold in the neighborhood last year did so for $7.6, $9.2, and $11.5 million, a difference of 34% between highest and lowest recorded sales.  Homes sold for an average of $1,764 per square foot, second-highest in Hillsborough, and sold in an average of 32 days, seventh-least in town but impressive in what is proving to be Hillsborough’s most dependably-high end real estate market.
