Burlingame Terrace Real Estate Update November 2011 - Low Inventory

Sales activity is way down in the Burlingame neighborhood of Burlingame Terrace. Year-to-date through November, there have been eight homes sold, as compared to 20 homes sold at the same point last year. While sales are way down from 2010, they are right on pace with 2009. 2010 sales activity appears to have been a spike driven by more new listings and lower selling values. The average price per square foot in Burlingame Terrace was 12% lower in 2010 than 2009, but has been flat in 2011 at around $560 per square foot.

Homes that are selling are doing so faster than last year. The average home that sold in 2011 has done in 41 days, about two weeks faster than homes sold in 2010.

Inventory is currently very constrained in Burlingame Terrace. At the end of November 2011, there were no single family homes for sale. On average, there has been just under three homes for sale at the end of each month in 2011.
