There is no entry-level in Hillsborough, but if you had to single out one in-town neighborhood that provides opportunities for sub-$2 million buyers, that neighborhood would be Lakeview. One of the largest districts in Hillsborough, Lakeview is also one of the busiest, real estate-wise. Lakeview real estate was very active in 2011, with approximately 20 homes sold. A significant percentage of them closed escrow for less than $2 million.

Lakeview real estate was dominated by an early wave of ranch-style homes and later development of neo-traditional multi-story residences, with homes often smaller than those in surrounding neighborhoods. Some properties have less than 3,000 square feet of interior living space. Most, however, fall between 3,000 and 4,000 square feet, with four or five bedrooms. Lots measure between a half-acre and an acre, and many homes have canyon views.

The neighborhood is located at Hillsborough’s western edge, and according to local lexicon is often referred to as “Upper Hillsborough”. It is also very convenient to Highway 280, and its streets are the gently curved lanes and cul-de-sacs predominant in subdivisions of the latter 20th Century.

There is no lake within Lakeview’s boundaries, but the neighborhood is in proximity to the Crystal Springs Reservoir, a pair of man-made lakes that cover what was once Laguna Grande Lake and the now-submerged resort town of Crystal Springs. Lakeview itself was sparsely populated into the 1950s, when the district was first subdivided for significant development.

Schools in the Neighborhood

Lakeview is served by West Hillsborough Elementary, located in Carolands neighborhood. It’s about a 4 minute drive from Lakeview.

There is one public middle school in Hillsborough, Crocker Middle School, which is located in the Country Club Manor neighborhood on Ralston Avenue. It’s about an 8-10 minute drive from Lakeview.

History

Lakeview was built out mostly between 1950 and 1980 – half of the homes sold in 2011 were built between 1971 and 1980 and about a third were constructed during the 1950s – and a few outliers. With its relatively inexpensive property costs, Lakeview attracts its share of buyers looking to “raze and rebuild.”
